Why Is a Final Walk-through Necessary when Buying?

Today we are going to discuss what exactly happens on a final walk-through when buying a home. It’s very important to have this final walk-through before closing so you protect yourself as a buyer in the event that something has happened to a home since your inspection. We have heard horror stories of trees falling on homes the day before closing, and that’s just not something you want to have to deal with.

We do our final walk-through immediately before signing the final papers. If we are closing at 2:00, we would have the final walk-through at 1:00. Usually at the walk-through, we have the buyers and their agent, as well as the seller’s agent and sometimes the seller. We then physically walk through the property to confirm it is still in the same condition it was before.

Sometimes things pop up during the final walk-through. A common concern is the seller leaving personal property behind. If something like this pops up, it’s the agents’ job to work together to find an appropriate solution. Once that is found, we will go sign the papers together.

If you are an out-of-town buyer or looking at a vacation property, that is just fine. We have represented many buyers in the past at the final walk-through, and would happy to represent you and pass the information along.

Today, we share tips on how to buy a New Hampshire waterfront home!

The first thing you need to do before searching for vacation properties is locate and decide on a specific area or region. A lot of people considering a second home in New Hampshire, waterfront or not, have several choices. Factors that influence these buyers include proximity to primary residence, size of body of water, and recreation options, among others.

New Hampshire has an impressive variety of lakes and ponds. Water clarity, depth, and size are all factors that vacation home buyers look at before purchasing. Our website has several unique tools to help buyers who are interested in waterfront property search for homes by waterfront, by acreage size, as well as more detailed information like restrictions, watercraft usage, fishing and hunting regulations, etc.

When searching for a vacation home, you also want to keep in mind its potential resale value. Some lakefront areas are more desirable than others and therefore have higher resale values. Determining which price point is best for you and your budget is key when beginning the process.

If you have any questions about the minutiae involved in buying a vacation home, or if you need real estate assistance of any kind, give us a call or shoot us an email. We would love to hear from you!

Due to high affordability brought on by low interest rates, we're seeing a lot of first time home buyers out shopping around for homes. In order to help our first time buyers, we're going to be talking about some common mistakes that people make when buying.
  1. The very first thing you need to do is speak with a lender. You shouldn't begin the home search process by actually looking for homes, you should speak with a lender to determine if you're financially capable of buying a home. It's very important to know what you can afford, because there are a lot of costs that home buyers forget to think about.
  2. A lack of urgency can cause you to lose a home. The market is active right now, so when you see a home you like, you have to go out and look at it early. Sellers also like to see urgency in buyers, because they know that you're interested in buying.
  3. Don't make any big purchases after you've been approved for a loan. Once you've been approved for a home loan you can wreck your debt-to-income ratio if you decide to go out and buy a new car or new furniture. We've seen people ruin their transactions by going out and doing a lot of spending after they've been approved.
  4. Don't forget about other expenses after you've moved in. This includes things like landscaping, insurance, maintenance, etc. This is why we advise our buyers to buy homes that are in better condition, because it will save them money in the long run.
  5. Create a timeline for yourself. Set deadlines for yourself so that the whole process doesn't take forever. You might feel prepared, but there are a lot of obstacles and roadblocks that can get in the way of a transaction, and the next thing you know, you're weeks behind where you thought you would be in the transaction.

Hopefully these five tips can help you to avoid any bumps in the road when you set out to buy a new home. It's an exciting process, but there are many pitfalls along the way. This is why you need the help of a professional when you're buying a home in Southern New Hampshire!
